What a Track Record Proves — and What It Does Not
Worth being precise about, because this is the number most often misread in private fund material.
What it does tell you
That an operator has sourced, underwritten, improved and sold real property across changing conditions, and that the team executing today is the team that did it. In a business where execution decides the outcome, that is not a small thing.
What it does not tell you
That the next deal will work. Past performance is not indicative of future results — not as a disclaimer, but as a fact about how markets behave. Every acquisition is underwritten on its own merits and can still fall short.
Why we still put it in front of you
Because the alternative — asking you to trust a projection from a manager with no history — is worse. A record is evidence about the operator, not a forecast about the asset.
How we would want you to use it
As one input in your own diligence, alongside the offering documents, the risk factors and your own advisers. Not as a substitute for any of them.
